Privacy policy

WiseBridge Inc is a licensed Florida real estate brokerage. This policy covers wisebridgefl.com and explains what we collect, why, and what you can ask us to do with it.

What we collect

Only what you enter in our one public form, the associate application (Join, Apply): your name as it appears on your license, license number and type, email, phone, mailing address, current brokerage, whether you belong to the MIAMI association or MLS, years licensed, an optional note, and, if you name one, who referred you (an associate’s name or referral code, which can also come from the referral link you used).

The application includes three documents you sign: the DBPR change of status form (RE 11), the independent contractor agreement, and an IRS Form W-9. For each signature we record the date and time, your IP address, and your device’s browser details, which are printed on a signature certificate inside the document.

Your Social Security number or EIN is used only on the W-9. It is filled into the form in your own browser and the signed W-9 goes straight to the brokerage’s own storage. It is never sent to our website server and never saved in our database. Only the broker can open it.

The commission calculator runs entirely in your browser. Nothing you enter there is sent to us.

Like any website, our servers and our network provider keep short-lived logs (such as IP address and browser type) to run and protect the site.

Associate file portal

Associates of WiseBridge Inc sign in to a private portal to submit transaction documents. Those documents are stored on the brokerage’s own storage, not with a cloud provider, and are sorted and checked by software running on the brokerage’s own computers before the broker reviews them. Only the associate on a transaction and the broker can open its files. An index of each file (names, document types, review status, and who did what, when) is kept in our database, also on the brokerage’s own servers.

Cookies and tracking

We don’t use analytics, advertising cookies, or tracking pixels. If you use the EN | ES switch, we keep your language choice in a cookie (wb_lang) for a year; it holds only “en” or “es” and doesn’t identify you. The only other cookie on this site is a sign-in cookie, used by our staff and associates on the private pages.

How we use it

• To review your application.
• To contact you about it.
• To keep a record of what you asked and how we responded.

We don’t sell or rent your information, and we don’t add you to marketing lists.

Where it’s kept and who else handles it

The website, its database (applications, sign-in accounts, and the portal’s file index), and all documents run on the brokerage’s own servers, not with a hosting or cloud provider. Two service providers handle information for us, only to run the site:

• Cloudflare, which carries the site’s encrypted traffic between your browser and our servers and protects the site from attacks.
• Google Workspace, which carries our email, including our notice when a form is submitted and account invitations.

We may also disclose information when the law requires it.

How long we keep it

We keep form submissions as long as we need them to handle your request and keep a record of it. If you become an associate or a client, Florida real estate rules require us to keep brokerage records for at least five years, and we do.

If we decline your application, we permanently delete your signed W-9 30 days after the decision. The rest of the application is kept as a record of it.

Your choices

You can ask to see the information you sent us, correct it, or have it deleted (unless the law requires us to keep it). Contact us using the details below.

Children

This site isn’t meant for anyone under 18, and we don’t knowingly collect their information.

Changes

If we change this policy, we’ll update the date at the top of this page.
